A few important lessons reinforced along the way:

When a bank failed to record the satisfaction of a HELOC from over 25 years ago — and then went out of business — having the right resources made all the difference. There are excellent services that can dig deep, do the research, and clear these issues properly. And having a proactive title company staying on top of it all is imperative. Huge thank-you to 𝗔𝗺𝘆 𝗮𝘁 𝗗𝗠𝗞𝗖𝗚 for doing just that.

2️⃣ 𝗕𝗶𝗴𝗴𝗲𝗿 𝗯𝗮𝗻𝗸𝘀 𝗮𝗿𝗲𝗻'𝘁 𝗮𝗹𝘄𝗮𝘆𝘀 𝗯𝗲𝘁𝘁𝗲𝗿.

January Has a Way of Doing This…

January has a way of arriving quietly, but firmly.

Here in Pennsylvania, it came with a deep cold front that swept across the country, leaving us with snow-covered ground and temperatures that haven’t climbed much past the teens — and some days, barely out of single digits. The snow has paused for now, but winter has clearly settled in.

This past week also brought a moment of reflection for our family as we said goodbye to a dear family friend — someone we adored — after a long, hard-fought battle. Rest Peacefully - Joanne “Meemaw” Bricker. It’s a reminder that life doesn’t move in neat chapters. Joy, grief, stillness, and momentum often exist side by side.

With the weather forcing us indoors and the pace naturally slowing, we’ve been leaning into this unexpected “pause” — using the stay-at-home days to rest, reset, and recharge our internal batteries. January has a way of inviting that. Not rushing. Not pushing. Just taking stock of where we are and what’s ahead.

And there is a lot ahead. 

As we look toward the year in real estate, we’re already seeing signs of a shifting landscape. Interest rates are expected to settle somewhere between the mid-5% to low-6% range, and with that will come new lending ideas and creative solutions focused on affordability. The market is still moving — homes are still appreciating — just not at the rapid pace we saw in recent years. That means sellers will need to be thoughtful and realistic with pricing, because today’s buyers are paying attention. Pricing correctly matters more than ever if a home is going to sell.

For first-time buyers, the start of the year also brings opportunity. Many grant and assistance programs are available now — and as we’ve seen before, those funds don’t last forever. Taking advantage early can make a meaningful difference.

❄️ Winter Home-Care Tips: Protecting Your Home During the Deep Freeze

With temperatures dipping into the teens and single digits, winter can be hard on our homes. A little attention now can help prevent bigger headaches later — and keep everything running smoothly until spring arrives.

 

1. Protect your pipes.

Keep cabinet doors open under sinks along exterior walls to allow warm air to circulate. If you’re heading out of town, leave the heat on (at least 55°) and consider shutting off exterior spigots and draining hoses.

 

2. Check your heating system.

Replace furnace filters regularly and make sure vents and returns aren’t blocked by furniture or rugs. If you haven’t already scheduled a tune-up, winter is not the time to push your system too hard without maintenance. 

 

3. Watch for ice and snow buildup.

Clear walkways, steps, and driveways promptly to prevent ice from forming. Pay attention to roof edges and gutters — ice dams can cause water to back up and leak inside.

 

4. Seal out the cold.

Take a quick walk around your home and check for drafts near doors and windows. Temporary weatherstripping or draft blockers can make a noticeable difference in comfort and heating costs.

 

5. Mind humidity levels.

Cold air holds less moisture, which can dry out wood floors, furniture, and even your skin. A humidifier can help maintain balance and reduce cracking or static.

 

6. Test safety devices.

Winter means closed windows and more time indoors. Make sure smoke detectors and carbon monoxide alarms are working properly and have fresh batteries.

 

A little preventative care during the heart of winter goes a long way toward protecting your home — and giving you one less thing to worry about during these cold months.

 

❤️ Valentine’s & Galentine’s Day — Cozy, Connection & a Little Self-Indulgence

Valentine’s Day doesn’t have to be fancy to be meaningful. Sometimes it’s about slowing down, leaning into comfort, and choosing something that genuinely feels good — whether that’s a night out, a night in, or a little of both.

For me, it always starts with being cozy. I love comfort and style, especially in the middle of winter, and I have to share my favorite Valentine-themed jammies. They’re soft, flattering, festive without being over-the-top, and the kind you actually want to stay in all morning (or all day… no judgment).

If you’re planning a low-key Valentine’s night in, a few small touches can make it feel special — a cozy candle, a sweet treat, and something comfortable to wear. These are a few easy favorites:

If you’re thinking about going out instead, there are usually some lovely Valentine’s dinners and specials happening around Butler County this time of year. No schedules, no pressure, just relaxation, laughter, and time together. Whether it’s a spa day, brunch, coffee, dessert night, or a girls’ night in, celebrating the women in your life is always a good idea.

 

And of course, Valentine’s Day can also be about you. Treat yourself. Buy the cozy pajamas. Book the massage. Light the candle. Take the break. You don’t need a reason beyond “because I deserve it.”

However you choose to celebrate — with a partner, friends, coworkers, or solo — let it be joyful, easy, and something you’ll actually enjoy. ❤️
