Yes, interest rates have been bouncing around, but guess what? Buyers aren’t slowing down. They’re motivated, they’re pre-approved, and they’re ready to pounce. Unfortunately, there are still more buyers than there are homes available, and that means we’re back in multiple offer territory. Just this week alone, I submitted offers for clients that were $35,000–$40,000 over asking, with no inspections and clean terms—and we still didn’t win. It’s the wild west out there.

Production Builders vs. Custom Home Builders: Which Is Right for You?  🏗️✨

Thinking about building your dream home? Whether you’re just starting the conversation or deep into Pinterest boards and paint swatches, it’s important to understand the difference between production builders and custom home builders—because how you build is just as important as what you build.

Let’s break it down:

Production Builders: Efficiency with Limits

Production builders are often large companies that build hundreds—sometimes thousands—of homes a year, often in planned communities. They typically offer:

  • 4 to 6 pre-designed floor plans
  • A selection of pre-approved finishes (think 4–6 options for cabinetry, flooring, tile, and countertops)
  • Streamlined timelines, with homes often completed in 4-6 months or less

While that all sounds pretty convenient (and it can be!), there are trade-offs. With production builders, customization is limited. You’re selecting from curated options, not picking your dream kitchen from scratch. And while many production homes are beautiful and modern, the quality can vary—especially when things are built quickly and at scale.

Also—this part’s important: when you walk into one of those beautifully staged model homes and sign in at the front desk, you are often unknowingly agreeing that the builder’s sales rep represents you. That means they are working for the builder, not you. It’s critical that you let them know you’re already working with a real estate agent at that very first visit. Better yet, have your agent call ahead and register you before you walk in the door. That way, you’re protected and have someone who truly has your best interest in mind—especially when you’re making one of the biggest investments of your life.

I recently represented clients on a production build and despite our best efforts, the process was chaotic, confusing, and full of unexpected issues. Thankfully, I was there to guide them, push for answers, and advocate for their needs. Without that support, it could’ve been a complete disaster.

 

Custom Home Builders: Unlimited Potential, Longer Timelines

Custom home builders, on the other hand, offer a blank slate. You want a mid-century modern layout with a walk-in wine cellar and a dog shower in the laundry room? Let’s do it! You’ll work with an architect or designer to create any floor plan you like, and choose literally everything—finishes, fixtures, windows, door styles, and beyond. 

With that freedom, though, comes:

  • Longer timelines (expect 8-10+ months)
  • Higher costs, depending on your selections
  • Longer waits for materials and custom products

Often, slower communication, especially with smaller builder teams where one person is wearing many hats

The upside? You truly get what you pay for. Craftsmanship is often superior, materials are hand-selected, and your home becomes a true reflection of your lifestyle and taste.

 

So Which Is Better?

It depends on your priorities. If you’re on a tighter timeline, okay with some limits, and love the idea of a community setting, production might be the way to go. If you want to pour your personality into every detail and have the patience for a longer process, custom gives you that dream-home freedom.
