Spring is in the air! 🌷 The official start of the season is this week—March 20th—and even though we’re still dodging a few chilly mornings and the occasional spring shower, those longer days and warmer temps are starting to make an appearance. ☀️ Sure, we might have to dodge a few raindrops, but you know what they say—April showers bring May flowers, and we’re here for it. 🌧️🌸
The local real estate market is also beginning to bloom. In the Pittsburgh area, things are off to a steady start in 2025 with the market considered neutral overall. Home prices are trending upward, and properties are selling within a typical timeframe. In February, the median sale price in Pittsburgh hit $250,230, a 5.3% increase compared to last year. 📈
In Butler County, the momentum is even stronger. The median listing price last month reached $380,000, up a whopping 15.2% year-over-year, while the median sold price came in at $349,000. That’s big movement! Although we’re seeing more homes come on the market, there are still more buyers than there are houses to go around. Well-priced homes are going under contract fast—sometimes with multiple offers—and even listings that sat for a bit longer are moving. 🏡💥
