Fresh Starts, Full Calendars, and a Market That’s Heating Up
Hey All!
If there’s one way to describe March… it’s been a little bit of everything. We had that random 80-degree tease, followed by snow showers like winter wasn’t quite ready to let go . But little by little, the days are getting longer, the sun is starting to show up more often, and you can just feel that shift into spring.
And with that comes all the good stuff… Easter right around the corner, egg hunts popping up all over, and all those traditions that bring everyone back together again. I don’t know about you, but I keep seeing these adult Easter egg hunts everywhere lately… and honestly, I’m not mad about it .
On a personal note, we’ve been soaking in a season full of celebrations—just coming off a beautiful baby shower for a close family friend, and now getting excited for my future daughter-in-law’s bridal shower at the end of April. There’s just something about this time of year… everything feels like it’s blooming, starting fresh, and moving forward—and we feel really blessed to be right in the middle of it all..png)
And speaking of “a little bit of everything”… let’s talk about what’s actually happening in the real estate market right now—because if you’re trying to make sense of it from the headlines, I can promise you… it’s not lining up with what we’re seeing here.
Between everything going on in the world and all the chatter about interest rates, a lot of people are sitting back waiting for things to “settle down.” But here’s the reality—rates don’t move the way people think they do, and buyers who are waiting for the “perfect moment” are often the ones getting left behind.
I’ve had two buyers this month alone—strong offers, clean terms, well above asking—and they still lost. Not because they did anything wrong, but because in certain areas, we simply don’t have enough inventory. When the right house hits the market, it’s game on.
And here’s the part that’s catching people off guard…
Remember those listings that sat toward the end of last year? The ones everyone thought were overpriced or stale? A lot of them are quietly going under contract right now. The market didn’t crash—it shifted, reset, and now it’s moving again… just in a way that’s a little harder to read if you’re not in it every day.
So if you’re thinking about making a move this spring—buying, selling, or even just starting to plan—this isn’t a “wait and see” kind of market. It’s a “have a strategy before you step in” kind of market.
And as always… I’m here for that.
Supporting the Johnston Family
This one is very close to our hearts.
Many of you know Jim and Leeanna Johnston, but if you don’t, they are the kind of people who show up for others—again and again—without ever asking for anything in return. They have been like second parents to our youngest son, Kameron, ever since he became friends with their son James. Their home was always open… a place where those boys could just be themselves, laugh, and feel safe—and as parents, that meant everything to Scott and I.
Jim is currently battling stage four pancreatic cancer, and now it’s our turn—as a community—to show up for them.
Jim and Leeanna have given so much of their time, energy, and love to others over the years. If you’re able, we ask that you please consider supporting the upcoming fundraisers being held in Jim’s honor. Every bit helps, and more importantly, it reminds them that they are not going through this alone.
We are forever grateful for the role they’ve played in our son’s life—and we know so many others feel the same.
Let’s rally around them.

Buyer Wish Lists — Could This Be Your Perfect Match?
This spring, we’re seeing something really exciting — a fresh wave of motivated buyers who are ready to make their move. And just like the season itself, it feels like everything is starting to come to life again.
We currently have several first-time homebuyers actively searching in Butler County, especially in the Knoch School District, with budgets up to $225,000. We’re also working with buyers looking in Knoch, Mars, Butler, and Seneca Valley School Districts, with price points reaching up to $350,000. These buyers are pre-approved, prepared, and ready to hop when the right home hits the market.
We also have clients on the hunt for larger parcels of land in Butler, Lawrence, and Beaver Counties. They’re hoping to build their forever home near the Route 19 / I-79 corridor, with interest in Zelienople, Harmony, Portersville, Prospect, and Slippery Rock Township — and they’re willing to go a bit further for the right property. These buyers are qualified and ready, with budgets up to $1.2 million.
And we’re continuing to see strong demand from new construction buyers focused on southern Butler County, searching in the $500,000–$700,000 range. They’re looking for thoughtful design, quality craftsmanship, and a home that truly feels like a fresh start.
If you — or someone you know — might be the right fit for one of these buyers, this could be the perfect opportunity to connect. Some of the best matches happen before a home ever hits the open market.
As always, I’m happy to have a conversation — even if it’s just to explore what’s possible.
Here’s to new beginnings… and finding the right match at just the right time.
How to Win in a Competitive Market: A Buyer's Playbook
If you've been house hunting lately, you already know — it's wild out there. Multiple offers, homes going $30K–$40K over asking, buyers waiving inspections left and right… and STILL not winning. Sound familiar? Don't panic. Winning in this market isn't about throwing the most money at a house and hoping for the best — it's about strategy, preparation, and knowing which moves actually matter. _(1).png)
I put together a free guide that walks you through everything you need to know, including how to write a "clean" offer that makes sellers say yes (hint: it's not always about the highest price), a breakdown of how your financing type — Conventional, FHA, VA, or Cash — impacts how sellers see your offer, including the real pros, cons, and what you can do to level the playing field, and a deep dive into escalation clauses — what they are, how they work, when to use them, and when they can actually backfire.
Whether you're a first-time buyer trying to figure this all out, or you've lost a few offers and you're ready to change your game plan, this guide was made for you.
